RAWANG - The Next Big Satellite for Real Estate

Properties are developing rapidly recently and there are many houses for sale in Malaysia such as houses for sale in Kuala Lumpur and Penang. In addition, there are also many houses for sale in Rawang that people could think about. Rawang is located 35km north of Kuala Lumpur and it once a tin mining town. Properties in Rawang is relatively cheaper compared to properties located in the city centre of Kuala Lumpur and Petaling Jaya. Rawang has also improved a lot in terms of connectivity and amenities in the recent years. Hence, the next big satellite for real estate. First of all, most people have a misconception that Rawang has slow infrastructure development with limited amenities available. Residents do not have to worry much on traffic congestion as well.

Although there is no major big malls available in Rawang as compared to malls available in Kuala Lumpur city centre or Petaling Jaya, there are AEON Rawang Anggun Shopping Centre and AEON Rawang Store available for residents residing in Rawang. However, this shall not be a big concern to potential property investors, as the DA Land Sdn Bhd has recently announced the plans to develop a theme park named The Two where it comprises a resort, a mall and a wholesale city on a 20.6 hectare site. Other than the theme park, there is a resort style residential project by DA Land Sdn Bhd as well, named the LakeClub Parkhome. Furthermore, current commercial businesses are seeing positivity in the commercial developments in Rawang. Many retailers are looking for commercial spaces in Rawang to expand their business for their services and products. Supermarkets and retailers are definitely aiming to expand further in Rawang to capitalize the residential communities in Rawang.

 In addition, Rawang is slowly transforming into the next big satellite in the real estate market. This is due to the support of many well known developers, such as Mah Sing Group, Guocoland (M) Bhd, Hong Bee Land Sdn Bhd, Glomac Bhd, Gamuda, MK Land Holdings Bhd, Low Yat Group and Sime Darby Bhd for investing in developing properties in Rawang. With plenty of lands available in Rawang, it has allowed These major developers have improved the residential property market in Rawang with many local property buyers buying properties in Rawang and moving to Rawang where most property buyers are working in Shah Alam, Petaling Jaya and Kuala Lumpur. Furthermore, the properties in Rawang are relatively affordable as well, with a really affordable price range of lesser than RM1 million. This has definitely matched the budget for most buyers as most prices for properties in Rawang would range from RM350,000 to RM800,000, which is considered relatively cheap and affordable, especially for young working adults as it is under the RM 1 million mark.

Rawang is also a great location for property investment. It is reported that a 2 storeys linked house cost RM 100 to RM 200 per square feet in 2013, but has doubled up to RM 300 to RM 400 per square feet in 2014. It is also suggested that the terraced housing that are located closer to the Rawang town centre such as Bandar Country Homes and Kota Emerald will high a slight price increase in the current property market. Therefore, Rawang is one of the property hotspots for property investors.

In conclusion, Rawang is definitely the next big satellite for real estate and it is going to be the next property hotspot in Malaysia. Developments for commercial real estate and residential properties are going to grow in the coming years. Furthermore, it is shown that the easy access to major highways has become an extra point for people to invest in Rawang. That being said, it is still essential to plan ahead before you decide to buy a house as it is a huge commitment that involves a huge sum of money.
